1. Acceptance of Terms

By accessing or using greps.in website (“Platform”), you agree to be bound by these Terms & Conditions. If you do not agree, please refrain from using the Platform.

2. Property Listings

• Users may list properties for sale or rent free of charge.
• All property details must be accurate, lawful, and owned or authorized by the user.
• GREPS reserves the right to verify, modify, or remove listings that violate these terms or applicable laws.

3. Buyer Inquiries & Deal Facilitation

• Buyers may submit interest in listed properties via the Platform’s enquiry form.
• All enquiries are handled exclusively by GREPS REAL ESTATE.
• Buyer and seller contact details are not shared directly.
• GREPS coordinates all communication, site visits, and deal progression.
• GREPS may offer deal facilitation services, including Buyer-Seller communication, site visits coordination, negotiation, documentation, and registration support.

4. Commission & Service Fees

• Commission is charged only upon successful closure of a property transaction facilitated by GREPS Real Estate.

Commission rates are tiered based on property value:

₹10L–₹30L: 2%

₹31L–₹75L: 1.5%

₹75L and above: 1%

• Commission may be charged to the seller, buyer, or both, depending on the scope of facilitation and mutual agreement.
• All commission terms are disclosed upfront and documented via service agreements or invoices.

5. Privacy & Confidentiality

• GREPS Real Estate does not disclose buyer or seller contact information to third parties or between users.
• All data is handled in accordance with our Privacy Policy.
• Users must not attempt to bypass the platform to initiate direct contact.

5. Legal Compliance

• Users must comply with all applicable laws, including the Real Estate (Regulation and Development) Act (RERA), local property laws, and MSME regulations.
• GREPS is not a legal advisor and does not guarantee legal outcomes. Users are encouraged to seek independent legal counsel when needed.

6. Account Security

• Users are responsible for maintaining the confidentiality of their login credentials.
• Any unauthorized use of accounts must be reported immediately.

7. Prohibited Activities

Users shall not:

• Post false, misleading, or fraudulent property information
• Use the Platform for unlawful purposes
• Upload offensive, obscene, or defamatory content
• Attempt to hack, disrupt, or misuse the Platform’s services

8. Intellectual Property

All content, branding, and design elements on the Platform are the property of GREPS Real Estate. Unauthorized use, reproduction, or distribution is prohibited.

9. Termination & Suspension

GREPS Real Estate reserves the right to suspend or terminate user accounts for violations of these terms, misuse of services, or legal non-compliance.

10. Governing Law

These Terms & Conditions are governed by the laws of India, specifically the jurisdiction of Tamil Nadu. Any disputes shall be resolved through arbitration or courts located in Tamil Nadu.
